Fairy Tale Cottage has Fairy Tale Ending/Beginning

When the Thatched Cottages at Frogham came to the market their condition and location were such that one could easily have imagined Sleeping Beauty could be found inside. The gardens were overgrown and ivy was growing up and over the front of the cottages, looking as though they had been asleep in The New Forest waiting for Prince Charming to arrive and work his magic.

Magical is certainly the ending and even the beginning for these delightfully situated cottages. At a recent Auction the cottages were purchased by the parents of a couple soon to be married as a Wedding Gift.

There were tears of joy all around when the hammer came down and no one there could fail to have been touched by this delightful story. The happy couple were not present at the Auction but the parents went off to give them the good news and they responded saying that they would now be cutting short their planned honeymoon in order to oversee the restoration and transformation of this pair of historic Grade II Listed cottages.

Christine Slater of our Salisbury office said, “There was tremendous interest in these unique cottages and I felt from the moment I saw them that they were very special. Even in their present dilapidated condition one knew that they were only lacking a loving touch and now it would seem they are to get just that!”


Lyme Regis Property Is Star Lot At Auction

Our Property Auction at the Digby Hall in Sherborne, Dorset on Friday 26th September produced some excellent results.

The auction showed that there is still life in the property market with the star turn undoubtedly being St. Vincent’s, on Cobb Road in Lyme Regis. The town always a popular holiday resort was made even more famous in the film, the French Lieutenants Woman. Today the appeal of this traditional English seaside town with its harbour remains and this rather plain 3 bedroom holiday bungalow attracted a huge amount of interest. What made it special were its ¼ acre garden and the absolutely stunning views over the town and Dorset’s famed Lyme Bay.

Over 80 viewings took place before the auction and on the day bidding was fierce. Guided at £300,000 the hammer fell at £535,000.

This wasn’t the only success on the day. Other properties sold included a pair of pretty thatched cottages near Fordingbridge in the New Forest, which sold for £400,000 and a 2 bedroom bungalow at Corfe Mullen near Wimborne with scope for refurbishment or redevelopment which sold for £355,000 on an estimate of £295,000. Various parcels of land were also included in the auction.

Head of the Auction department Mark Lewis said “Individual ‘one off’ properties still attract interest in this market and the auction route is proving highly successful for such properties. Our next property auction is on Friday 31st October in Sherborne.”


Recent Results from Frome Market

Beef Cattle Wednesday 1st October saw a short entry sold to the dearest trade of the year. Buyers were in the mood to secure numbers and competition increased. Top price Steer 172.5p/kg.Top price Heifer 170.0p and Top price Bull 141.0p

A larger entry of Barren Cows and Overage beef met another good trade with the best heavy meat sorts again being dear and many more could have been sold. Overage Beef met a fantastic trade and were very dear with many more wanted to satisfy the demand.

An excellent entry of good quality lambs met a slightly easier trade overall but nevertheless was strong for the time of year. Buyers looking for shape and finish and ready to still give 130p/kg for the right lambs of any weight.

Store Cattle Friday 26th September saw a cracking entry of Organics. Frome is certainly becoming a leading centre for Organic sales with over 250 on offer. several quality consignments met a tremendous trade with competitive bidding throughout from a packed ring of buyers.

Four Sales in a Week on Dorset Farms

We have had a busy week with four sales in six days throughout the Dorset area.

On Saturday, 13 September 2008 the team were at Styles Farm, Mappowder for the Executors of RW Fowles where five tractors, grassland machinery, livestock equipment, dairy equipment, bygones and sundries were under the hammer.

A huge crowd attended which Auctioneer and Partner of Symonds & Sampson, Mark Northcott was unsurprised about. “Saturday sales are so popular. They are a great meeting place so lots of local people attended as well as buyers and followers from the surrounding counties

“The top prices were for a CLAAS ARES 656R2 tractor which made £8,800 whilst a bailer made £7,000. It is a good time of year to sell muck spreaders and the top price made £3,000”.

On Tuesday 16 September 2008 there was a magical mystery tour through the Dorset, Devon, Somerset and Wiltshire countryside with the prices of standing maize varying from region to region. The top price was £450 an acre paid in Axminster with the total average being just below £300 an acre.

On Thursday, 18 September 2008 we had a Dispersal Sale of the Blackmore Herd, 200 pedigree and non-pedigree Holstein Friesians for Mr and Mrs Bernard Rich & Son at Round Chimneys Farm, Glanvilles Wootton, Sherborne. The herd was established by the owners father, Milo, at Frome in the 1930’s but moved to Round Chimneys 46 years ago where the bloodlines have developed from the original Shorthorn blood over the years to the Holstein Friesians. The average for the cows was £1,211 to a top price of £2,467 for a fresh calved 2 1/2 year heifer whilst the in-calf heifers averaged £1,226 to a top price of £1,575. The Hereford bull sold for just under £2,000.

On Friday, 19 September 2008 we were at Birdbush Farm, Ludwell for Ann and Tom Rossiter whose herd was dispersed by the firm in August. The 10x20 Herringbone parlour sold for £24,000.

We have a number of other sales throughout the autumn and look forward to seeing many more people then.


How to Avoid Cross Compliance Fines

The cross compliance team have released a table listing the compliance failures during 2007 (see below).

Again cattle ID and welfare of farmed animals are at the top of the list, failures which can be easily rectified. We provide a Cross Compliance Audit which on average costs less to the farmer than the average fine imposed in the event of a failure. Failed farms can also expect a re visit from the Cross Compliance officer.

Stunning Success at Sherborne Dispersal Sale

We were Joint Auctioneers with Greenslade Taylor Hunt, when the Barton Farm herd of dairy cows was sold for Rick Amor. Rick is the third generation to milk a dairy on the holding, Rick’s Grandfather having founded the herd after the Second World War with Guernseys which were gradually replaced about ten years ago with black and white Friesians.

254 head of loose housed cattle came under the hammer, the sale having been forced by the proposed development of land adjoining the dairy buildings. A large crowd attended resulting in the 202 cows selling at a top price of £2,205 and 44 in calf heifers averaging £1,481 to a top price of £1,974.


The Farmland Market Summer 2008

As we enter mid summer the market for farms and land in general is becoming frustrating. There is a storming trade for arable land in particular, with prices over £8,000 an acre being achieved but very little for sale. The slow down in the housing market is affecting some farms but not all and the sudden rise in land values that started last year affects some land much more than others. The winners at the moment are:-

 Large blocks of arable land
 Good commercial dairy units
 Amenity pastureland with woods,streams,etc
 Land with shooting potential

Those to be more careful about:-

 Small residential farms without a significant house
 Pastureland without either amenity value or arable potential

The credit crunch is hurting more in the high street than it is in farming. Certainly AMC are very active at the moment and we have put together a number of loans with them recently on very favourable terms.

Arable land values having more than doubled in two years are still rising but it’s likely that much of the rise is due to a lack of supply (It’s a lucky man who gets out at the very top!).
